Tradition meets comfort just steps from the Aegean.
Discover our newly built stone house and studio nestled in the serene coastal village of Koundouros, Kea — just a short journey from Athens, yet a world away from the everyday. Designed with a deep respect for the island’s traditional architecture and infused with modern simplicity, this cozy retreat is perfect for couples or solo travelers seeking calm, comfort, and immersion to the Mediterranean way of life.
Located just 600 meters from the lively Porto Koundouros beach bar and close to untouched, non-organized beaches, the neighborhood is peaceful and perfect for recharging.
Our house features a sizable living room with a sofa-bed, dining area and large kitchen, a modern bathroom with a shower and bidet, and two bedrooms (one with a double bed and one with loft beds). All areas are air-conditioned and are also equipped with ceiling fans. There is a front terrace as well as a large covered veranda with magnificent sea views, ideal for relaxation in the morning, afternoon or evening.
Our studio features a double bed that can be used as a sofa, a fully equipped kitchen, modern bathroom with shower, and not one but two outdoor spaces: a front terrace and a sea-facing covered side veranda ideal for morning coffee or evening wine. The studio is located above and besides the house, whose front terrace is separate and not visible from the studio's.
A pool is coming in 2026 — but until then, the Aegean awaits: take the road down to Porto Koundouros or nearby beaches! ✨
